Public Consultation of changes to the proposed City Plan Major Amendment - Yatala Enterprise Area Industry Amendment (Phase 1)

In accordance with the requirements of the Planning Act 2016 (Act) and the Minister’s Guidelines and Rules V3.0 (MGR), notice is given that changes are proposed to the City of Gold Coast (City) City Plan Amendment titled Yatala Enterprise Area Industry Amendment.

Between 20 June 2024 to 18 July 2024, the City undertook public consultation of the proposed Yatala Enterprise Area Industry Amendment. The City has made changes to the proposed amendment to address issues raised in the submissions. In accordance with Chapter 2 Part 4 section 20.1 of the MGR, the City considers that the changes have resulted in the proposed amendment being significantly different to the version released for public consultation, therefore the City must repeat the public consultation process.

Changes to the proposed Yatala Enterprise Area Industry Amendment will commence public consultation on 21 January 2025, concluding on 19 February 2025.

The purpose and general effect of the changes to the proposed Yatala Enterprise Area Industry Amendment is to propose:

  • Maintaining a large part of the existing High impact industry zoned land on the western side of the M1.

  • Maintaining the Medium impact industry zone (Future Medium impact industry precinct) over land in proximity to Quinns Hill Road East.

  • Consequential changes to the Industry interface area mapping (a component of the Industry, community infrastructure and agricultural land interface area overlay).

  • Minor changes to the Innovation zone (Gold Coast screen industry precinct) applying to the property at 396 Stanmore Road, Yatala.

  • Consistency with the new proposed lease area at 396 Stanmore Road, Yatala the Innovation zone (Gold Coast screen industry precinct) will be realigned to reflect the new lot configuration being Lot 1 SP349468.

  • Minor terminology changes in the assessment benchmarks for regulating Short-term accommodation within the Gold Coast screen industry precinct of the Innovation zone code.

The changes to the proposed Yatala Enterprise Area Industry Amendment apply to land within the Yatala/Staplyton Enterprise area as shown on the City’s website at https://www.goldcoast.qld.gov.au/Planning-building/Planning-our-city/City-Plan-amendments

During the public consultation period, the changes to the proposed Yatala Enterprise Area Industry Amendment:

  • can be viewed online and downloaded at gchaveyoursay.com.au/yatala ;
  • will be available for inspection and purchase at the City’s customer service centres; and
  • will be able to be requested (as a digital copy) from the email address below.

In accordance with Chapter 2 Part 4 section 20.2 of the MGR, public consultation will be limited to only those aspects of the proposed amendment that have changed.

Properly made submissions must:

  • be received during the consultation period from 21 January 2025 – 19 February 2025; and
  • state the name and residential or business address of each person making the submission; and
  • state one postal or electronic address for service related to the submission for each person making the submission; and
  • state the grounds of the submission, and facts and circumstances relied on in support of the grounds; and
  • be in writing and, unless the submission is made electronically, be signed by each person making the submission.
